The cold rent includes only the rental price without any utilities. The warm rent includes water, garbage, general maintenance and sometimes heating. Electricity, internet, and broadcasting fee are never included. Heating is mentioned separately if it is included.
In Germany, a one-room apartment is the same as a studio. The rooms mentioned are exactly the rooms you can expect and always include the living room. As an example, a two-room apartment features one bedroom and one living room.
All apartments include heaters and a full size bathroom. Some apartments do not feature a build in kitchen. In this case, the kitchen needs to be bought separately at own expenses. There are also cases in which the previous tenant will leave his kitchen for a transfer fee. Air conditioning and build in cabinets are not common in Germany.
